On March 8, 2007, The Board of Trustees of the Broadway Improvement
Corporation approved a proposal submitted by PPS/Urbana (Project for Public Spaces, Inc.) - a qualified
non-profit organization devoted to improving the quality of the public
environment through research, education, and consultation - to develop a Master
Plan for the improvement of the Broadway Special Improvement District in Fair
Lawn. Under the terms of the contract, PPS will:
• Identify physical improvements (commonly identified as ‘streetscape’ improvements) to improve the visual attractiveness of the district, while
enhancing pedestrian safety and calming and reducing traffic congestion.
•
Determine the market “worthiness” of a mixed-use ‘transit oriented design’ (TOD)
plan for the district.
• Identify strategies to enhance the market and
investment potential of existing commercial properties within the district,
suggesting, where feasible, zoning changes to encourage a higher return on
investment (ROI) than current ‘build-out’ conditions allow and strategies to
recruit more contemporary and market-durable businesses within the commercial
district.
• Review existing traffic calming, traffic flow and parking
improvement strategies and studies and recommend improvements (if any) either
within the context of a TOD plan as may be warranted or outside of a TOD context
that may increase the overall traffic and pedestrian safety and overall parking
inventory within the district.
It is expected that a full report from PPS/Urbana will be received by the
Broadway Improvement Corporation by the end of this calendar year.
A number of Broadway businesses took advantage of an opportunity to
advertise, as a community, in the December 6, 2006 issue of the Fair Lawn Focus,
which is published by the Fair Lawn Chamber of Commerce and distributed to over
12,000 Fair Lawn residences and businesses. The ad copy appears below.
